The PrimeSpace advantage comes from the opportunity for integration and interaction of the two core business divisions – Direct Property Portfolio and the Investment Portfolio.
The Direct Property funds offer development opportunities and deliver investment grade properties to the market and in doing so satisfy the investment appetite of wholesale and high net worth investors. Through the Investment Portfolio, retail investors have the opportunity to acquire these assets from the Direct Property Portfolio towards the completion of the development lifecycle.
The Investment Portfolio may offer a commercial take out position to the Direct Property Portfolio and therefore provide increased security on the return on investment by hedging sales risk. Retail investors through the Investment Portfolio may therefore gain priority access to investment grade assets before the rest of the open market.
Ensuring that the investment mandates of each fund are met, this strategy can assist in controlling the supply and demand of property assets for each fund and provide a platform to leverage the growth of funds and assets under management.
PrimeSpace aims to achieve this objective through an investment strategy that encompasses:
- using its network of contacts in business, real estate, property development and construction to secure properties;
- acquiring and holding properties that are premium investment grade properties, or through redevelopment, have the capacity to become premium investment grade properties;
- providing investors with preferential access to participate, at their discretion, in the development of certain properties; and
- structuring the purchase of properties through investment vehicles to achieve transaction cost savings.
